I have lived here 4 years and it is the best apartment I have ever had. PROS: The management staff is terrific, friendly and helpful. 24-hour maintenance crews are competent and immediately responsive. Pets are welcome. You can access security immediately, if ever necessary. The complex is right next to the Jordan River Trail, which is wonderful for walking (pets or people.) In over 400 units, there are bound to be naysayers - those who don't pick up dog poo, for instance, or folks who complain about lease provisions they didn't read, so take the negative reviews with a grain of salt. Management is good at responding to poor tenants (noisemakers, domestic disputes, etc) and will evict promptly. The rent is average; additional tack-on fees for water, gas, garbage etc. run me about $90 a month in a 2 BR, 1bath apt. Phone, internet, TV and electricity are separate. There's a fee of $2000 if you break your lease. The swimming pool, exercise room, movie theater, dog park, and business office are all well-maintained. CONS: The lease is a book, but do read it! You must rent he party room, pay extra security for after hours, and it is not up to the standard of the other complex facilities. Oddly, you pay c. $11 a month for property taxes (included in the $90 I quoted above.) The homeless do use the Jordan River parkway trail, but I have never been bothered by them; in fact, many are unobtrusive and friendly.
